SK hynix announced on the 10th that it has decided to sell the water treatment center on its Icheon campus to SK Ritz. SK hynix sold off it to secure funds for future investments and to improve asset efficiency and financial solvency.

An official from SK hynix said, "As the scale of semiconductor industry facility investment has recently expanded worldwide, there is an increasing trend to improve asset efficiency and financial soundness through asset securitization and investment through borrowing. And we want to promote the liquidation of the water treatment center, which is an asset"

The company plans to use the funds secured through this sale for technology development and investment in future industries.

SK REITs applied for approval for this transaction with the Ministry of Land, Infrastructure, and Transport on the same day. The two companies plan to go through a board meeting in July, and when government approval is given, the transaction price will be finalized and the asset transfer process will be completed in the second half of this year.

After selling the water treatment center, SK Hynix will lease the facility from SK Ritz and use it.

Woo-Hyun Kim, Vice President (CFO) of SK hynix, said, "In a business environment of increasing uncertainty, it has become crucial for companies to slim down their assets and stably manage their financial structure." We will continue to review action plans," he said.

The industry estimates the sale of the Icheon water treatment center to be around 1 trillion won.

■SK하이닉스, 이천 수처리센터 매각 추진...비핵심 자산처리→재무건전성 확보

SK하이닉스가 이천캠퍼스의 수처리센터를 SK리츠에 매각하는 안을 추진하기로 했다고 10일 밝혔다. 미래 투자를 위한 자금을 확보하고, 자산효율성과 재무건전성을 높이기 위해서다.

SK하이닉스는 "최근 전세계적으로 반도체 산업 설비투자 규모가 확대되면서 차입을 통한 투자뿐 아니라, 자산 유동화를 통해 자산 효율성과 재무 건전성을 개선하려는 트렌드가 늘어나고 있다"며 "이런 흐름에 맞춰 당사는 비핵심 자산인 수처리센터의 유동화를 추진하고자 한다"고 설명했다. 

회사는 이번 매각을 통해 확보한 자금을 기술 개발과 미래산업 투자에 활용할 계획이다.

SK리츠는 이날 이번 거래를 위한 인가 신청을 국토교통부에 접수했다. 양사는 7월에 이사회 의결을 거칠 계획이며, 정부 인가가 나오면 매매대금을 확정해 올 하반기 중 자산 양수도 절차를 마무리할 예정이다. 

SK하이닉스는 수처리센터를 매각한 후 이 시설을 SK리츠로부터 임차해 사용하게 된다. 

SK하이닉스 김우현 부사장(CFO)은 "불확실성이 커진 경영환경에서 자산을 슬림화하고, 재무구조를 안정적으로 관리하는 것이 기업들에 매우 중요해졌다"며 "앞으로도 자산 효율성을 높이기 위한 애셋라이트(Asset-Light) 실행 방안을 지속 검토해 나갈 것"이라고 말했다.

업계에서는 이천 수처리센터 매각 대금을 1조원 안팎으로 보고 있다.
